We are working with one of the most iconic brands in the housebuilding industry as they look to appoint a Senior Design Manager to lead the technical department for their North Region from offices based in Westhill, Aberdeen. The principal objective of this role will be to deliver robust, efficient, and high-quality design solutions across all developments from the region.
Reporting to the Managing Director, you will work closely with the Land Team and other functional Directors, ensuring that the technical solutions developed by both internal and external teams maximise the development potential on a given portfolio of development sites within the business.
Responsibilities of the role will include:
* Production and management of an overarching design strategy to maximise value, alignment with the development strategy, and ensure that the technical solution is coordinated with a robust commercial procurement strategy. Ensuring that design proposals always comply with contract and statutory requirements.
* Assist in the evaluation and appraisal of new development opportunities.
* Ensure all CDM regulations and company processes/procedures are adhered to throughout the development process.
* Prepare and maintain programmes and documents to monitor progress and update the project teams.
* Develop and manage fee budgets (including a tracker) in co-ordination with land, commercial and construction project team members.
* Management of external consultants to ensure each development is enhanced, delivered on programme and within budget.
* Ensure all risks and opportunities are rigorously investigated and costed to ensure appraisals are robust and risk registers are regularly updated.
* Interface with commercial and the wider team to ensure that design information is received, reviewed, co-ordinated and distributed on time and is within budget.
* Attend Land Meetings to ensure there is a full overview of the project and follow up on matters arising to ensure actions are completed.
* Where required, support the Land Managers to co-ordinate and manage project team meetings with consultants and other departments in a timely and efficient manner, ensuring all relevant action points are noted and recorded.
* Co-ordinate with consultants and in-house teams to ensure comprehensive packages of construction design information are aligned with commercial, to ensure that contractors have the relevant information at the right time to ensure programmes are being met.
* Management of statutory consents along with the land team to ensure all necessary approvals are applied for and obtained in good time to ensure programme can be achieved. Monitor and ensure that planning conditions and legal agreements are complied with.
* Assume line management and professional development responsibilities for the technical team.
* Liaise where necessary with other developers to ensure best interests are represented and protected in consortium / collaboration scenarios.
Skills / Experience and Qualifications required for the role:
* A successful record of managing standard and complex non-standard residential developments through the critical elements of the development cycle.
* Capability creating coherent design solutions for a wide variety of development sites.
* Ability to create and manage development programmes.
* Capability of conceptualising projects and managing the delivery of the key stages.
* Firm understanding of current and emerging Technical Standards.
* Strong commercial orientation and awareness.
* Experienced in leading and motivating the work of multi-disciplinary teams of internal and external professionals.
* Excellent leadership, communication, and project management skills.
* Pro-active and driven with a real commitment to consensus and teamwork.
* An ability to prioritise and delegate as appropriate, managing conflicting demands in a time pressurised environment to ensure all aspects of the job are completed to standard and on time.
* Holds a recognised degree or appropriate professional qualification.
