The company are embarking on an exciting new development in the heart of Manchester City Centre, with a £30 million MEP package. The project will involve the fit-out of a large-scale commercial and office space, with cutting-edge mechanical and electrical systems, state-of-the-art HVAC, energy-efficient systems, and complex plumbing infrastructure. This high-profile development will offer a dynamic and fast-paced working environment, requiring strong leadership and technical expertise.
Role Overview:
We are currently seeking an experienced Mechanical Site Manager to join the team for this high-profile project. The Mechanical Site Manager will be responsible for overseeing and managing the mechanical installation aspects of the project, ensuring the work is completed on time, within budget, and to the highest quality standards. The role requires excellent leadership, communication, and organisational skills, as well as a strong understanding of mechanical engineering principles, building services processes, and relevant health and safety regulations.
Key Responsibilities:
Site Management & Supervision:
Oversee all mechanical works on-site, ensuring compliance with the project’s technical specifications, quality standards, and health & safety requirements.
Supervise and coordinate mechanical subcontractors, ensuring work is carried out to the required standards, on time, and within budget.
Provide daily guidance and direction to site teams, ensuring smooth project execution.
Project Planning & Coordination:
Develop and implement the mechanical works programme, ensuring alignment with the overall project schedule.
Coordinate with the Project Manager, Senior Site Manager, and other departments to ensure integration of the MEP works with the rest of the building systems and construction process.
Monitor progress against the project timeline and proactively address any delays or issues that may arise.
Quality Control & Compliance:
Ensure all mechanical installations meet the required specifications and quality standards.
Conduct regular site inspections to monitor the progress and quality of mechanical works.
Ensure all works are completed in compliance with local codes, regulations, and industry best practices.
Prepare and maintain detailed records of inspections, testing, and commissioning activities.
Health, Safety & Environmental:
Ensure the highest standards of health and safety are maintained on-site, in accordance with company policies and legal requirements.
Conduct regular safety audits and risk assessments for mechanical works.
Promote a culture of safety, ensuring that all staff and subcontractors are trained and adhere to the site’s safety protocols.
Team Leadership & Communication:
Lead and motivate a team of mechanical engineers, supervisors, and subcontractors.
Foster a collaborative working environment and ensure clear communication between all project stakeholders.
Provide regular reports to the Project Manager on the progress of mechanical works, highlighting any issues or concerns.
Procurement & Material Management:
Oversee the procurement of mechanical materials and equipment, ensuring all necessary materials are available on-site when needed.
Monitor material delivery schedules to avoid delays, and coordinate with suppliers as necessary.
Cost Control & Budget Management:
Monitor and report on the cost of mechanical works, ensuring that the project remains within the allocated budget.
Identify potential cost-saving measures or value engineering opportunities without compromising quality.
Assist in the preparation of cost reports and forecasts.
Commissioning & Handover:
Oversee the commissioning of mechanical systems, ensuring that they are tested, balanced, and fully operational.
Prepare mechanical systems for handover to the client and ensure all relevant documentation is provided, including operation and maintenance manuals.
Qualifications & Experience:
Industry qualification in Mechanical Engineering, Building Services Engineering, or a related discipline.
NEBOSH or equivalent health and safety qualification is desirable.
Ideally at least 5 years’ experience in mechanical site management, with a proven track record of managing large-scale MEP projects, ideally within the commercial, office, or mixed-use sectors.
Strong experience with HVAC, plumbing, and mechanical installation systems.
Demonstrable experience in managing teams, subcontractors, and liaising with clients and other stakeholders.
Experience in managing the delivery of projects with a value of £10M+.
Familiarity with the latest building regulations, codes of practice, and industry standards.
Skills:
Strong understanding of mechanical systems, building services processes, and technical drawings.
Ability to interpret and apply complex technical documents and specifications.
Excellent communication, leadership, and team management skills.
Strong organisational and time-management skills.
Proficiency in project management software (e.g., MS Project, Procore, or similar).
