Quantity Surveyor
Location – Bolton, Lancashire
Salary £40,000 - £45,000 dependent on experience
Permanent role, full time
We are seeking a skilled Quantity Surveyor to join our commercial team. The role involves managing the financial and contractual aspects of projects from the tendering stage through to final account settlement. You will focus on cost optimisation, ensuring value enhancement while maintaining the necessary standards and quality.
Key Responsibilities:
* Monitor project programmes to identify delays and manage entitlement to additional time.
* Administer contract change control effectively, ensuring timely submission of notices and prompt agreements with clients and subcontractors.
* Foster positive relationships with subcontractors, ensuring financial and contractual control in line with legislation and company procedures.
* Collaborate with project managers to achieve cost, quality, and delivery objectives.
* Ensure compliance with the Commercial Strategy and various operational, financial, and legislative standards.
* Attend contract-related meetings such as handovers, start-ups, and progress reviews.
* Support sales and estimating teams with commercial activities.
* Ensure contract set-up aligns with project requirements, maintaining accurate records and documentation.
* Provide ongoing communication with internal teams, senior management, and clients as necessary.
* Administer sub-contracts to support the Sales contracts effectively.
* Contribute to project commercial performance by identifying risks and opportunities, reviewing lessons learnt, and interrogating project validation.
* Prepare and submit interim applications for payment, manage debt recovery, and resolve financial issues.
* Maintain and monitor contract documentation, controlling income and expenditure.
* Produce monthly reports such as cost and value reports, cashflow forecasts, and risk registers for the Commercial Manager.
* Ensure compliance with contracts in line with corporate procedures.
Qualifications & Experience:
Essential:
* A minimum of 5 years’ experience in a main contracting or project delivery environment.
* HND/Degree in Quantity Surveying (or equivalent).
* Proven experience in commercial management and subcontractor procurement.
* Strong knowledge of JCT/NEC/ICHEME forms of contract and Construction Law.
* Proficiency in monthly reporting, earned value analysis, and cost analysis.
* Excellent communication, numeracy, and IT skills, particularly in Microsoft Office.
* Strong organisational and time management skills with the ability to meet tight deadlines.
* Ability to work both independently and as part of a team, with strong client-facing skills.
* Problem-solving mindset with attention to detail and negotiation skills.
Desirable:
* CSCS card holder.
* Professional membership (e.g., RICS) or working towards membership.
* Strong stakeholder relationship-building skills.
* Results-driven and a proactive self-starter.
