Job Title: Mechanical Site Manager (2 Positions Available)

Overview:
Mech Electrics are seeking two experienced 2 Mechanical Site Managers to oversee the mechanical services installations on a high-profile, iconic residential new build development in the Manchester area. This is a landmark project in a sought-after area, offering the chance to manage and deliver complex mechanical systems within a prestigious setting. The successful candidates will play a pivotal role in managing and coordinating all aspects of mechanical installations, ensuring quality, safety, and efficiency throughout the project’s lifecycle.
Key Responsibilities:
Project Oversight & Leadership:
Lead and supervise the mechanical installation works across the site, managing a team of engineers, subcontractors, and operatives to ensure that all mechanical systems (HVAC, plumbing, drainage, heating, etc.) are installed in accordance with project specifications, within budget, and on schedule.
Collaborate with other site managers to ensure a cohesive approach across all disciplines, identifying potential clashes and ensuring smooth integration of mechanical systems with other trades.
Health & Safety Management:
Ensure all mechanical works are carried out in compliance with health and safety regulations, site-specific safety plans, and company policies.
Conduct regular safety audits and inspections, ensure the team is fully trained on safety procedures, and provide toolbox talks as required.
Proactively address any potential hazards, escalating issues where necessary to maintain a safe working environment for all site personnel.
Coordination & Scheduling:
Develop, monitor, and update mechanical works programmes in line with the overall project timeline, ensuring that deadlines are met and that resources are efficiently allocated.
Coordinate and liaise with subcontractors, suppliers, and other trades to ensure the timely delivery and installation of materials, plant, and equipment.
Resolve on-site challenges promptly to prevent delays, ensuring that mechanical systems are installed in a logical and efficient sequence.
Quality Control & Compliance:
Conduct regular inspections and audits of mechanical installations to ensure work meets the required standards, design specifications, and regulatory compliance.
Oversee the commissioning and testing of mechanical systems to ensure correct operation and compliance with design parameters.
Address and resolve any quality issues that arise during the installation phase, ensuring that work is completed to the highest standard.
Stakeholder Liaison & Communication:
Serve as the primary point of contact for mechanical-related issues on site, providing regular updates to senior project managers, consultants, and other stakeholders.
Attend and actively participate in site meetings, progress meetings, and coordination meetings, reporting on mechanical progress, challenges, and any deviations from the programme.
Liaise with project engineers and design teams to clarify any technical issues and ensure the installation aligns with the design.
Cost & Budget Control:
Work closely with the project management team to ensure the mechanical works are completed within the allocated budget.
Monitor material, plant, and labour costs and address any deviations from the budget, identifying cost-effective solutions where possible.
Assist with procurement processes, ensuring the timely delivery of materials and equipment to the site in line with project requirements.
Subcontractor & Resource Management:
Manage the performance of mechanical subcontractors, ensuring that work is completed to specification, within deadlines, and in a safe manner.
Organise and oversee the deployment of resources, ensuring that the correct number of skilled operatives are available on site at all times.
Ensure that subcontractors are fully briefed on the project’s requirements and that they adhere to site policies and procedures.
Documentation & Reporting:
Ensure that all mechanical works are fully documented, including reports, certifications, inspection records, and as-built drawings.
Keep accurate and up-to-date records of materials, installation schedules, inspections, and tests, and ensure compliance with all contractual obligations.
Provide regular reports on mechanical progress, resource usage, safety audits, and any issues to the senior management team.
Key Skills & Qualifications:
Ideally a minimum of 5 years' experience in managing mechanical installations on large-scale building services projects, ideally within the residential or mixed-use sectors.
Proven experience in overseeing mechanical services, including HVAC, plumbing, heating, and drainage systems.
Demonstrated experience in managing subcontractors and site teams to deliver projects on time, within budget, and to the required quality standards.
SMSTS (Site Management Safety Training Scheme) or SSSTS (Site Supervisor Safety Training Scheme) certification.
CSCS Card (Site Manager).
Ideally, experience with modern building services systems and BIM (Building Information Modelling) or other digital tools.
Skills & Competencies:
Strong leadership skills with the ability to manage, motivate, and develop site teams.
In-depth knowledge of mechanical systems, building services processes, and latest building regulations.
Excellent problem-solving abilities, with the capacity to address technical challenges on-site effectively.
Strong communication skills, both verbal and written, with the ability to liaise with a wide range of stakeholders.
Strong organisational skills, able to manage multiple tasks and deadlines simultaneously.
Previous experience working on residential or mixed-use projects.
Proficiency with relevant software.
