Property Manager - Block Management

Stevenson Whyte are on the lookout for an experienced Property Manager to join our block management department in the city centre. We need someone already experienced in managing whole blocks/estates of apartments, with at least 1 year of previous experience, to hit the ground running. As a Block Manager you'd be well aware of the day-to-day duties, which would include:

Oversee the smooth running of the portfolio - you'd be assigned blocks to manage but we typically limit unit numbers to circa 500 (often much less).
Attend and prepare for regular meetings with residents/directors.
Conduct routine inspections and schedule maintenance.
Chair and minute meetings as appropriate and take actions resulting from these.
Budget and financial control - our system is a big help with this.
Build and maintain relationships with all stakeholders.
Assisting with insurance claims.
Resolving of queries received on the portfolio.
Helping to acquire new business.
Assisting with recruitment of team members and supporting their growth.

We are very much a team that works closely and learns from each other every day, as no two days in this industry are ever the same. We excel because our focus is on customer service, so we keep unit numbers per Property Manager lower than any other agent, to ensure each block gets a good level of attention. We aren't a national agent and will never be, as the service is never close to that of a strong, local agent. Our team has doubled in the last 12 months and shows no sign of stopping, so much so that we needed to move to a dedicated block management office on Deansgate at the end of 2022.

Other ideal traits are:

Good knowledge of financial administration (service charge accounting).
Effective numeracy and data entry skills.
Experience in handling cladding replacement work/building safety fund applications.
Excellent interpersonal skills.
Ability to maintain a high level of accuracy.
Ability to meet deadlines and grasp the urgency of departmental activities.
IRPM level 3 qualification.

How are we different?

Unlike every other agent out there we limit the unit numbers cared for by our property managers and tailor it to suit. Realistically you would look after circa 500 units, around a third that of Property Managers at other agents.
Although we are the fastest growing managing agent in Manchester our aim is to be the best, not the biggest.
We will never be a nationwide company - the service is never the same. We're all about providing excellent customer service.
Our team works closely together - there's no disconnect between our accounts, colleagues, assistants and property managers. This makes life so much easier for all, allowing queries to be dealt with promptly.
Training - if you've not yet completed qualifications via IRPM we'll support you through this straight away.
Simple to use system. All colleagues have full access to our management system, much of which is also shared with the RMC directors too, building trust in our clients that no other agent can match.
