The Opportunity

A leading residential developer is seeking an experienced Freelance Project Manager to oversee the delivery of large-scale housing developments (250+ units) across Kent, from Herne Bay to Dartford. This is a key role in managing the full project lifecycle, ensuring projects are completed on time, within budget, and to the highest standards.

Key Responsibilities

Lead the delivery of multiple residential projects, ensuring quality, budget control, and project timelines are met.

Coordinate and oversee subcontractors, consultants, and internal teams to ensure effective project execution.

Maintain a focus on health & safety, quality assurance, and compliance with building regulations and NHBC standards.

Monitor project costs, budgets, and schedules, reporting to senior management and clients regularly.

Provide proactive solutions to site issues, mitigating risks and ensuring minimal disruption.

Manage procurement of materials and subcontracts, ensuring the efficient flow of resources.

Lead client meetings, progress reviews, and reporting activities.

Requirements

Proven experience as a Project Manager within residential construction (250+ units).

Strong knowledge of both traditional and timber frame construction.

PMQ or equivalent, SMSTS, CSCS, and First Aid certifications.

Strong experience in managing large residential projects, with a focus on budget control and scheduling.

Excellent communication, leadership, and client liaison skills.

Strong problem-solving abilities, managing both expected and unforeseen challenges.
