The role

The role of the Land Manager is:

To identify, negotiate and acquire residential development opportunities for new high-quality housing for outright sale and affordable tenures. Manage the delivery of the development up to a start on site, securing all necessary planning and legal approvals

This role is part of Orbit Homes where you'll help us to build 5,700 new affordable homes by 2030 in a sustainable way.

What you'll achieve

The Land Manager will be responsible for:

Identifying new opportunities that fit Orbit’s growth strategy and financial plan through land led, mixed tenure sites with or without planning consents (including option agreements), as well as partnerships with developers

Develop and maintain a wide source of contacts to identify and source both on and off market land opportunities.

Monitor planning applications and approvals to identify potential opportunities

Co-ordinate internal evaluation of potential sites with colleagues and consultants, preparing reports and site summary information for consideration and approval

Liaison with Local Authority Partners and the Homes England, negotiating to maximise available funding and public asset opportunities

Undertake the initial financial appraisal of sites modelling different scenarios, considering the planning and technical aspects of a project to ensure compatibility with the business plan, investment hurdles and company objectives

What you'll bring

Essential skills

Good demonstrable knowledge and experience of the land acquisition and planning process in the private and/or RSL sector

Proven track record of acquiring land and maintaining good business relationships and knowledge of the regional markets

Skilled in appraising land opportunities and producing cogent financial appraisals

Experience of preparing and managing budgets

Commercially astute in a highly competitive environment

Willing and able to travel

Desirable skills

Previous experience working with a House Builder / Housing Association
