The Opportunity

An established main contractor is seeking an experienced Freelance Project Manager to lead a prestigious £25M cut and carve refurbishment project. This complex scheme involves major structural alterations, high-end finishes, and meticulous planning to deliver a top-tier commercial space.

As the No.1 on site, you will be responsible for the successful execution of the project, overseeing site operations, managing subcontractors, and ensuring programme and quality targets are met.

Key Responsibilities

Act as the lead Project Manager on site, ensuring the smooth delivery of all project phases.

Oversee the cut and carve refurbishment process, including structural alterations, temporary works, and high-spec finishes.

Manage and coordinate subcontractors, site teams, and suppliers.

Ensure health & safety compliance and maintain a safe working environment.

Monitor project progress, ensuring it remains on schedule and within budget.

Liaise with the client, design teams, and stakeholders, providing regular updates.

Handle risk management, troubleshooting challenges as they arise.

Ensure quality control and adherence to project specifications.

Requirements

Proven experience as a No.1 Project Manager on cut and carve refurbishments, ideally within the commercial or high-end residential sectors.

Strong knowledge of structural alterations, temporary works, and high-spec fit-outs.

Excellent leadership and communication skills, with the ability to manage multiple stakeholders.

A track record of delivering projects of a similar size (£20M+).

SMSTS, CSCS (Black Card), and First Aid qualifications.

Strong commercial awareness and ability to drive programme and budget performance.
