Job Overview:
The Common Areas Maintenance Manager will be responsible for the overall management of the resort’s common areas, including maintenance, landscaping, and infrastructure. This role requires a highly organized individual with excellent technical and managerial skills to oversee complex systems, handle comprehensive accounts, prepare budgets, and manage staff effectively.
Key Responsibilities:
1. Maintenance and Grounds Management:
* Oversee and manage maintenance of all common areas, landscaping, and grounds of the resort.
* Hire, train, and manage maintenance and landscaping staff, ensuring high standards of work and safety.
* Ensure all work complies with relevant health and safety regulations and standards.
2. Financial Management:
* Prepare and maintain comprehensive accounts related to the common areas.
* Invoice owners and the hotel for expenses on a quarterly basis.
* Prepare budgets for maintenance and landscaping activities, ensuring cost-effectiveness.
3. Technical Expertise:
* Manage complex on-site systems, including waste water, electrics, and other essential infrastructure.
* Handle emergencies and repairs promptly, minimizing downtime and disruption to the resort.
* Provide hands-on support when needed, particularly in areas requiring specialized knowledge.
4. Contract and Vendor Management:
* Negotiate contracts for the provision of essential services, such as electricity, water, and waste management.
* Monitor service provider performance to ensure compliance with terms and value for money.
5. Human Resource Management:
* Handle all HR-related matters for the maintenance team, including performance reviews, scheduling, and resolving any staff issues.
6. Emergency Response:
* Be on call to handle any emergencies, such as system failures or urgent repairs, ensuring issues are resolved quickly and efficiently.
Qualifications and Skills:
* Proven experience in maintenance management, preferably in a resort or similar environment.
* Strong knowledge of waste water, electrics, and essential systems maintenance.
* Financial acumen with experience in preparing budgets and handling accounts.
* Excellent negotiation skills and experience in managing contracts for essential services.
* Ability to manage and lead a team, with strong HR and interpersonal skills.
* Strong problem-solving skills and the ability to handle emergencies calmly and effectively.
* Relevant technical qualifications in electrical, plumbing, or maintenance engineering would be advantageous
