Provide a comprehensive, high quality surveying services for day-to-day responsive maintenance and void properties. Monitor, liaise and direct the appointed maintenance contractors. .
To investigate and manage to resolution all repairs including necessary pre and post site visits and liaise with tenants as necessary.
Liaise with appointed contractors to ensure a high quality responsive repairs service is delivered consistently to our customers.
In relation to day-to-day responsive repairs, undertake pre-inspections and specify works as required. Verify invoices prior to certification for payment. Carry out interim inspections as necessary.
Identify and record locations of any potential asbestos containing materials in properties and arrange for samples to be taken as deemed necessary
To work with the Compliance Team to ensure that all works instructed are compliant with current legislation in respect of Building Regulations, Planning, Asbestos, Gas Safety, Electricity, Legionella, Fire Safety and Lifts and all other statutory requirements.
Undertake general contract administration duties
Ensure compliance with the Construction (Design and Management) Regulations 2015 and perform the duties and responsibilities of the `Competent Person`.
Carry out reviews of the Schedule of Rates as required and propose new items or amend existing items as necessary, in conjunction with the line manager.
Monitor the performance of contactors to ensure that they deliver the levels of quality, value for money and customer satisfaction by the means of a quality/post inspection.
Engage with tenants to ensure that each repair achieves high levels of satisfaction within our financial constraints.
Attend tenants groups and actively encourage tenant participation in Responsive Maintenance and void property issues and continually strive to improve levels of customer satisfaction.
Provide technical advice and support to other colleagues. Contribute to enhancing other team’s knowledge and understanding of the building maintenance and repairs process.
Provide all necessary information to ensure the timely issue of statutory notices to leaseholders. Provide information to customers and other colleagues to facilitate recharging of costs as necessary.
Keep fully abreast of changes and advances in legislation, technology, building techniques and materials, ensuring that best value, continuous improvement and best practice are always at the forefront of the service.
Liaise with other departments of the Council, Members, Statutory Undertakers, County Council, Health Authorities, Insurance Companies, specialist suppliers and outside agencies as required to provide a comprehensive seamless service and actively development and enhance these relationships
