Location: Flexible with regular travel to key locations

Salary: £57k plus £6,200 car allowance

About the Role
As the Damp, Mould, and Condensation Manager, you will lead our strategic and operational approach to addressing damp, mould, and housing disrepair issues. By championing a collaborative, risk-based methodology aligned with the Housing Health and Safety Rating System (HHSRS), you will ensure we meet the highest standards of property safety, compliance, and tenant satisfaction.

Key Responsibilities include

Operational Leadership

* Coordinate and oversee investigations into damp, mould, and condensation cases across the housing portfolio.

* Ensure effective case management, clear escalation procedures, and regular reviews of high-risk cases.

* Support property delivery teams with thorough inspections, identifying root causes and risks, and ensuring corrective actions are taken.

Health and Safety

* Oversee the management of the Be Safe log and ensure timely resolution of health and safety actions.

* Collaborate with Health and Safety colleagues to address complex cases and maintain compliance with standards.

Disrepair Management

* Provide support to Housing Operations in resolving disrepair claims.

* Manage contractors, driving continuous improvement and ensuring clear communication among stakeholders.

* Monitor performance and provide regular KPI reports.

Strategic Planning

* Develop and implement a strategy to tackle damp, mould, and housing disrepair, aligning with organisational objectives and HHSRS principles.

* Identify challenges, develop mitigation plans, and establish performance measures.

Monitoring and Compliance

* Ensure accurate data capture and severity ratings for damp and mould cases.

* Produce regular reports on trends, outcomes, and compliance.

* Conduct audits and inspections to ensure surveyor actions meet health and housing standards.

Training and Development

* Deliver training sessions for property delivery teams on identifying and managing damp, mould, and condensation.

* Act as a point of expertise, offering guidance to staff and residents on practical solutions to prevent mould growth.

What We’re Looking For

Knowledge and Skills

* Expertise in building construction, ventilation systems, and moisture management.

* Hands-on experience managing remedial works and coordinating contractors.

* Strong communication and interpersonal skills to engage with tenants and train staff.

* Organisational skills to manage multiple cases effectively.

* Knowledge of Disrepair Protocol and relevant legislation.

Experience and Qualifications

* Proven experience in property management, housing, or maintenance roles, particularly addressing damp, mould, and condensation issues.

* Experience managing disrepair claims within the social housing sector.

* Familiarity with compliance frameworks like HHSRS.

* Professional qualifications in property management, building surveying, or environmental health.
