Job Overview

We are seeking a highly motivated and detail-oriented Block Manager to join our dynamic team in Central London. As a Block Manager, you will be responsible for the day-to-day management and upkeep of residential and mixed-use blocks within our portfolio. You will oversee all operational aspects of the buildings, ensuring they are well-maintained, compliant with legal requirements, and provide exceptional service to both landlords and tenants.

Key Responsibilities

Day-to-Day Management: Oversee the smooth operation of residential and mixed-use blocks, managing relationships with leaseholders, tenants, contractors, and service providers.

Financial Management: Prepare and manage service charge budgets, ensuring efficient allocation of resources. Monitor expenditure and financial performance to ensure cost-effective operations.

*

Property Maintenance: Coordinate regular maintenance, repairs, and improvements to ensure properties are well-maintained and compliant with safety regulations. Carry out routine property inspections and manage any necessary repairs or refurbishments.

Legal Compliance: Ensure properties comply with all relevant legislation, including Health and Safety, Fire Safety, and Building Regulations. Keep up to date with legal changes affecting property management.

Customer Service: Respond to leaseholder and tenant queries and issues in a timely and professional manner. Work to resolve disputes and ensure tenant satisfaction, ensuring high standards of communication.

Contractor Management: Manage and liaise with contractors for both routine and emergency work, ensuring high-quality workmanship and adherence to health and safety standards.

Reporting: Prepare and present regular reports on the status of properties, including budgets, ongoing maintenance issues, and project updates. Ensure clients are kept informed of any significant developments or concerns.

Strategic Planning: Support in long-term planning for building improvements, upgrades, and investments, advising on strategic property management decisions.

Emergency Response: Act as the key contact for emergency situations or urgent repairs, ensuring the safety and security of tenants and the integrity of the building.

Qualifications & Experience

*

Experience: Minimum of 2–3 years’ experience in residential block management or property management, ideally within a managing agent firm.

*

Qualification: ARLA (Association of Residential Letting Agents) or IRPM (Institute of Residential Property Management) qualification preferred, but not essential.

*

Knowledge: Strong knowledge of relevant property law, health & safety regulations, and service charge budgets.

*

Communication: Excellent written and verbal communication skills, with a customer-focused approach and ability to handle difficult situations professionally.

*

Technical Skills: Proficiency in property management software, Microsoft Office, and general IT systems.

*

Organisational Skills: Strong time management skills, with the ability to manage multiple properties and priorities effectively.

*

Problem-Solving: Ability to handle complex situations and resolve issues efficiently and professionally.

*

Attention to Detail: Strong attention to detail in managing both the operational and financial aspects of properties.

Desirable Skills

* Previous experience working with high-end or luxury residential properties.

* A strong network of contractors, suppliers, and industry professionals in Central London.

* Knowledge of property maintenance, building regulations, and construction terminology.
