We have an incredible new opportunity for a Commercial Director to join our team in Vistry South East Midlands, at our office in Enderby, Leicestershire. As our Commercial Director, you will be responsible for the directing and leading the commercial strategy of the region whilst leading, inspiring and motivating the commercial team in order to generate profit and foster / maintain relationships. The Commercial Director will have overall responsibility for the regional Quantity Surveying and Buying teams and will lead, coach and develop the team to meet departmental targets and achieve success. You will develop, review and implement the Company's strategic commercial objectives and be responsible for ensuring accurate financial cost control, budgeting and forecasting in a fast-paced environment.

Degree qualified in Quantity Surveyor or similar
Experience of working within a commercial construction environment, with residential experience at a senior level
Experience of people management and project leadership
A good understanding of building regulations, contractual arrangements and legal obligations
A good knowledge or construction methods and materials
Be an inspirational leader and a strong team player
Experience of supporting business growth
Well-developed analytical, oral and presentation / communication skills
Ability to formulate commercial plans and ensure full engagement
Problem solving ability
A member of the Royal Institution of Chartered Surveyors (RICS) or CIOB (desirable)

To define, direct and lead a commercial strategy that balances risk to the business with opportunity for income generation to reinvest in the business.
Manage relationships with subcontractors and third parties to understand their requirements, negotiating ongoing contracts with suppliers and making recommendations as required
Anticipate future market developments by working consistently at a strategic level, conducting market research and analysis to create detailed business plans on commercial opportunities as well as to understand any potential risks or threats
To direct and lead the governance of the Commercial team, ensuring proper accountability for, and reporting of, all commercial activity and the development of appropriate control systems.
To direct the performance of existing commercial business ventures ensuring that contracts are fulfilled, and profit targets are delivered.
Input into the preparation of land purchase construction budgets and project completion analyses
Take responsibility for Quantity Surveying duties including budget preparation, cost to completes, authorisation of subcontractor procurement, payments and claims
Monitor and oversee the maintenance and updating of development budgets and cashflows. This includes monitoring performance of both cost and cashflow against budgets and forecasts to ensure delivery against financial targets.
Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Operations Director and Technical Director.
Prepare relevant KPI and reporting information for senior management/board meetings with the Regional Managing Director and Divisional Chair.
To help define and embed a commercial approach to the running of the department across all levels of the hierarchy. Work with the senior management team to collaboratively guide the development of professional standards, commercial contracts, and service level agreements.
Collaborate with and coordinate a strong working relationship amongst key stakeholders within the business, namely Land & Development, Technical, Finance, Build, Commercial, Sales and Customer Services.
To take steps to identify and manage risks commercial and otherwise.
To build and maintain effective relationships with key working partners, including the development of strong links at all levels of the business.
Market the organisation's capabilities in the delivery and management of commercial activities and maintain Vistry's profile with customers/clients, external bodies, suppliers, and other stakeholders.
Manage risk and ensure compliance with legal, regulatory, and internal procedural requirements.
Manage and support the performance and development of the Commercial team.
